Ah, the condominium. The quintessential dream for homeowners in land-scarce Singapore, the condominium is seen as offering the perfect balance between high-rise city living, and the genteel lifestyle of belonging to an exclusive community.
While detractors dismiss condominiums as over-priced, glorified HDB apartments, the popularity of pseudo-condo developments like The Pinnacle (ironically, only a Premium BTO) and other so-called Executive Condominiums (ECs, public-private hybrid housing, developed by private developers but subsidised by the Government) signals ever-present demand.
If you’re eager for a taste of the elevated lifestyle that every condo advertisement promises, but don’t quite have the finances yet, don’t fret. There are actually quite a few perfectly good properties that can fulfil your dream of condominium living at under S$6,000.
Here are eight such condo projects for your consideration.
Location: Lim Ah Woo Road (D15)
Floor area: 258 sq ft
Nearest MRT station(s): Dakota (600m), Paya Lebar (630m)
Sitting between Dakota and Paya Lebar MRT stations (the latter, an interchange for the green and orange lines), Suites @ Guillemard is another low-priced condo project that enjoys ‘city-fringe’ status.
Completed in 2014, the five-storey building offers a mix of studio, one-bedroom and two-bedroom units, along with BBQ pits, jacuzzi, swimming pool and gym.
Studio units are on sale for as low as S$540,000, making it one of the most affordable condominiums on the market. However, the small floor area of just 258 sq ft may present a challenge for couples who need more space.
This shoebox apartment is probably best suited for young couples who spend most of their day outside.

Located at the heart of the colourful Geylang district, Pavilion Square is a freehold mixed-use development comprising both residential and commercial units.
This means residents will be able to enjoy the best of both worlds – the privacy and exclusivity of gated living, along with the convenience of having retail shops at your doorstep. As an added bonus, the famous vibrant culinary scene of Geylang is also within walking distance.
What’s also attractive is the development’s District 14 location, which places the city centre and core business just a short drive away. Public transport is also widely available, with Aljunied MRT station located minutes away by foot.
Another highlight is that Pavilion Square doesn’t skimp on the facilities. Residents can enjoy leisure and recreational activities with the condo’s swimming pool, jacuzzi, gymnasium, sky garden and barbeque pit.
While not the largest at 398 sq ft, the one-bedroom unit comes with a balcony, ideal for intimate sunset al fresco dinners. The in-built bomb shelter can also be repurposed for storage.
Location: 35 Lorong 20 Geylang (D14)
Floor area: 420 sq ft
Nearest MRT station(s): Aljunied (600m), Mountbatten (600m)
At S$570,000 for 420 sq ft – that’s S$1,357 psf – condo units don’t come any cheaper than this.
Found at Treasures @ G20, this one-bedder apartment is just an eight-minute stroll away from both Aljunied (green line) and Mountbatten (orange line) MRT stations, giving you the convenience of having two MRT lines at your doorstep.
Another good point is the young age of the development, which gained its TOP (Temporary Occupancy Permit) in 2016. This means that you are unlikely to encounter any major breakdowns, or require extensive renovation.
And then, there’s of course the location – right smack in downtown Geylang – and all its attendant charms and amenities.
If there’s one complaint about this charming boutique private residential project, it is the lack of facilities on offer. The developers have managed to squeeze in a rooftop swimming pool/social space, but there’s not much else to be found.

Looking now to the eastern-end of Singapore, Avila Gardens is a freehold condominium project also with some of the lowest-priced units for sale on the island.
Situated in an enclave of other condos and private properties, Avila Gardens offers scenic freehold living with close proximity to Changi and Pasir Ris beaches. Unblocked views of the picturesque surroundings are a daily luxury here.
Although the property is a bit older than others on this list (it was built in 1995), in exchange you’ll get a larger floor area of 463 sq ft for a one-bedroom unit – as befits housing trends then.
Avila Gardens is also a full-featured condominium, meaning residents have a range of facilities to enjoy. These include a squash court, gym, swimming pool, lounging deck, playground, BBQ pit, clubhouse and multi-purpose hall.

Floor area: 420 sq ft
Nearest MRT station(s): Kallang (630m), Aljunied (830m)
And we’re back in Geylang once more, this time closer to the Kallang side of things.
Developed by Goodland Development, Royce Residences offer a good mix of floor area, city-fringe location and young property age (TOP was in 2014), all available for under S$600,000 (which, as you’ve probably noticed by now, is about the lowest price benchmark for freehold condos on the island).
Like many condo developments of this scale, facilities are limited, and usually restricted to the rooftop.
However, the developers have done a gorgeous job with the limited space they had to work with, incorporating a swimming pool with water features, a mini gym that looks out onto it, a suntanning deck and a BBQ area.
Come nightfall, the open air deck offers some gorgeous views, especially with the spaceship-like dome of the National Stadium in the background.
Location: 41 Lorong 22 Geylang (D14)

Another good D14 condo with affordable freehold units is Prime Residence, with one-bed, one-bath apartments going for just S$589,000.
The project offers all the convenience and accessibility of Geylang’s city-fringe location, along with the vibrant dining options and fresh markets of the neighbourhood.
Now for the drawbacks. Facilities wise, there isn’t anything to get overly excited about, as Prime Residence only offers the stock-standard gymnasium, swimming pool and jacuzzi. The latter, at least, is located on a high floor, allowing you unfettered views as the sun sets on a long day.
But if you can overlook the relative lack of facilities in favour of the location, Prime Residence is worth checking out.

Nearest MRT station(s): Dakota (610m), Paya Lebar (670m), Aljunied (720m)
Located on Geylang Road and surrounded by no less than three MRT stations, The Water Edge ranks highly in terms of accessibility and transportation.
The property is also situated in between the bustling Geylang strict, and up-and-coming Paya Lebar, allowing residents plenty of choices for dining, shopping, recreation and leisure.
Which is fortunate, considering that the facilities offered by the property are rather basic, consisting of only a swimming pool, pool deck and barbecue area.
What could be slightly less difficult to get over is the relatively steep per-square-foot rate, which comes in at around S$1,600. Nevertheless, this condominium is still one of the lowest priced.

Nearest MRT station(s): Kembangnan (590m), Eunos (680m)
Rounding out our list is a freehold condominium that is located a bit further east – Parc Elegance, in the East Coast district.
The property is slightly older, with a TOP date sometime in 2013, but the one-bedder units span a generous 398 sq ft.
This also has the benefit of bringing down the price-per-square-foot to around S$1,500, making it one of the more affordable projects on a list of Singapore’s cheapest condos (well, among the ones we could find anyway).
Parc Elegance sits in an enclave of private properties and low-rises, offering a more relaxed living environment with wide open skies. There are many shops and eateries in the vicinity, and the property is well-served by public transport.
Another plus point is the increased number of facilities that residents can enjoy. Besides the usual swimming pool, gym and BBQ pits, there’s also a clubhouse and a playground on the premises.
